As we all know, we need strong foundations to build something that will stand the test of time. But when you can’t really ‘see’ all the parts of your home, such as the slab, piers and frames - how do you know that your home has been built with the highest quality at every stage?
This is where it pays to engage a builder that not only meets construction standards, but far exceeds them!
The foundations of your home bears the weight of the entire structure, making it the most crucial piece of any home. It’s quite acceptable for most builders to pour a 70mm concrete slab over the waffle pod, however we often go beyond this and pour a 100mm of concrete over the waffle pod slab to ensure our homes have strong foundations, are durable and have an almost unlimited life span.
While the slab and piers aren’t something that brings a great deal of aesthetic to a home, it does serve as the base and acts as a stable and level surface for interior flooring such as tiles, floorboards and carpets, to be easily installed. So, in fact, it does have a role to play in the visual appeal of the home.
Just as important as the foundations, is the framework. The purpose of framing is to ensure that the home is strong enough to sustain the weight put on the walls and roof. Think about it as your home’s structural skeleton – while you may not be able to see it, it impacts every aspect of the home including its overall shape, design. If not put together properly, the floors may not be level, the gyprock won’t sit flat and the doors won’t close like they should. But most importantly, it’s strength and stability will be compromised.
So, it’s crucial to understand the “bones” of your home; how it’s constructed, and the materials used.
Most builders will tend to use standard treated pine frames and trusses, whereas for our new development in the Hawkesbury, we’ve opted for steel frames. While these steel frames are the same dimensions of standard timber frames, they are however a heavier gauge steel than what is typically recommended, further enhancing the overall integrity and stability of the homes.

Another reason to opt for steel frames is to ensure longevity. On a conventional timber frame, the timber is treated, and while most builders will provide termite treatment during construction, this process needs to be maintained annually to ensure the home remains protected. Opting for a steel frame eliminates this risk altogether.
Note: Not all builders can work with both timber and steel frames, so it’s important to ask this question before you commence.
